About a house viewing

  • When can I do a viewing?
  • Please apply from the calendar shown on the viewing application form.
    If you do not see your desired viewing date and time on the form linked above, please contact us using our e-mail form.

  • Can I do a viewing online?
  • An online viewing via ZOOM is available. If you would like to do so, please check the box when you apply from the viewing request form.

  • My friend would like to move in but still only speaks English. Is it OK?
  • We have English speaker staff, so if you would like to do the viewing in English, please check the box when you apply from the viewing request form. We also have a contract and other documents in English available, so there is no problem.

About contracting

  • What are the screening criteria?
  • There is a brief screening process that includes age, but we cannot provide details about the screening criteria.

  • What is required for the contract?
  • An official photo ID is required.
    If you do not have a photo ID, such as an insurance card only, a photo of your face is also required.

  • Is it possible to sign a contract without having a preview?
  • To prevent any trouble after moving in, we generally require a viewing before signing the lease.

    We also support remote virtual tours via Zoom.

    However, if it is absolutely not possible, we may be able to arrange a lease agreement without a viewing. Please contact us for more information.

  • Is it possible for more than one person to rent one room?
  • Depending on the size, some rooms can accommodate 2 persons. ※You may check it from a vacancy list.

  • Can I keep a room even though I haven't decided to rent the room, yet?
  • It is possible to keep the room for about one month by paying a deposit.
    However, if you cancel your reservation, the deposit is non-refundable. Please note that we may not be able to hold a room in case of a popular property.

  • Can a minor sign a contract?
  • If the guardian signs a consent form, the contract can be signed.

    In some cases, the guardian may sign the contract and the protected person may actually move in.

  • Can I sign a contract in the name of a corporation?
  • It is possible.

  • I am not in Tokyo (Japan) yet, can I sign a contract?
  • It is possible to sign a contract; however, we recommend to do a house viewing online via ZOOM. It is mandatory for you to come to our office once to get an explanation of the contract in person.
    If you arrive in Tokyo after our business hours, you may move in before the explanation by paying the initial fee.

  • What kind of payment methods are available?
  • Currently, we accept a bank transfer, a credit card, and convenience store payment.

  • What is the initial cost?
  • It depends on a house and a room, but it is a rent + a utility fee + deposit+bed pat fee+administration fee. If you move in from the middle of the month, the rent and the utility fee will be calculated on a daily basis.
    If you move in the second half of the month, you will be charged the rent and the the utility fee for the following month as well. You can calculate the initial cost from our introduction page for each house.

  • What are the administration fees?
  • *All administration fees listed below are exclusive of tax.

    1: About the amount

    • The basic administration fee is 10,000 yen.
    • If the desired move-in date is less than 7 days, counting the business day following the move-in application date as the first day, an additional administration fee of 10,000 yen will be charged. (Total amount: 20,000 yen)
    • If the desired move-in date is less than 4 days, counting from the first business day after the application date, an additional administration fee of 30,000 yen will be charged. (Total amount: 40,000 yen)
    • Our business days are weekdays only.

    2: About the contract procedures

    We will give priority to meet the move-in date, but there are several processes that need to be done by the customer before the move-in date, such as the payment of initial fees and the preparation of contract procedures.
    If all these procedures are not completed by the stipulated date due to the delays in customer’s response, the customer will not be able to move in on your desired move-in date.

    Even if the actual move-in date is delayed due to these circumstances, the contract start date remains the same, and the customer will still be required to pay the original amount.

About re-contracting

  • Is the re-signing automatic?
  • Unlike regular lease contracts for apartments, there is no renewal with a fixed-term rental housing contract. After the termination of the contract, the procedure of re-signing the contract will be done.
    We will contact you before the end of the contract to ask if you would like to re-sign.
    There is no fee for re-signing the contract.

  • Why is the contract period longer than the move-out date when leaving immediately after re-contracting?
  • The contract period refers to the “period in which you can live,” not “the period in which you must live.”

    Due to administrative procedures, the period of the re-contract may sometimes be longer than the intended move-out date.

    Even in such cases, if the move-out date has been properly applied through the official procedures, it will be processed accordingly, so please rest assured.

Daily Life in a Share House

  • Daily Life in a Share House
  • There is no time limit for taking showers. Regarding facilities such as washing machines, dryers, and hair dryers that make noise, they can be used between 7am and 11pm.

    In addition, some share houses have separate facilities for women only, such as the bathroom and toilet. In such cases, men can only use the shared facilities.

  • Can I have friends or family stay over at my room?
  • The rules regarding guests vary depending on the property, with some properties not allowing any guest access and others setting limits on the number of days guests are permitted to stay. Please refer to the basic information provided here, and contact us for further details.

    ・If you wish to have someone who is not an occupant of the property stay over, it is possible by presenting their ID and paying the equivalent of one person’s utility fees.
    However, if the guest stays for 7 nights or more, they will be treated as an additional occupant, and the rent will be increased by the equivalent of one person’s payment.

    ・If you wish to have someone who is not an occupant of the property stay over, please let us know at least one week in advance.

  • Is it possible to move to a different room or property?
  • It is possible by paying the prescribed fee, but the number of times is limited.
    Depending on the condition of the previous room before moving, you may be charged for repairs, etc.
    The deposit can be taken over to a new room or house, so you do not need to pay again.
    You will need to sign the contract again at the new room or the house you are moving to.
